@Justin LouieYou do not need to be accredited - you do not need $100k to invest in the Bay Area - you could be non-accredited and invest as little as $5,000 and get into multimillion dollar real estate projects in Pacific Heights and other top notch neighborhoods in the Bay Area.

If it is Stab Lok or Federal Pacific, you will have a difficult time finding reasonable insurance.
