@Cole Britting - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Tampa.There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country.

We’ve seen a growing homeless population downtown (walking distance to the school), crime is up, there have been a few nice and brand new student housing developments that have opened in the last few years (see the Urban, the Post..etc) and Chico State’s enrollment is down - which I imagine is common after Covid.

And it's also important to look at the enrollment rate, proximity to the school, and bedroom/bathroom parity (it's easier to rent 1/1).

These positions can provide mentorship, skill development, and insights into various aspects of the industry without an extensive financial commitment.Real Estate Education and Certifications: Consider enrolling in real estate courses, workshops, or certifications.

An EA (enrolled agent) serves our needs well.

Then, when they do contact you or you contact them and after they are enrolled in your system you can dive into other topics.  2nd letter is yours or the new PM's that simply says as of X date (should match the above date) we will be the new manager/landlord for your property. 

Didn't look like they will allow people to enroll in just one or two basic classes, but I will check.

I'm currently enrolled in University on a path for a finance degree, and am interested in getting real estate licensure in the near future. 

I personally have no wholesale assignments deals under my belt as of yet, but I am enrolled in come online courses right now as well as receiving coaching.
