@Cole Britting - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Tampa.There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country.

We’ve seen a growing homeless population downtown (walking distance to the school), crime is up, there have been a few nice and brand new student housing developments that have opened in the last few years (see the Urban, the Post..etc) and Chico State’s enrollment is down - which I imagine is common after Covid.

And it's also important to look at the enrollment rate, proximity to the school, and bedroom/bathroom parity (it's easier to rent 1/1).
