It really just dawned on me too, people say "find the after repair value" that seems to imply making changes to the subject to bring it to a market value after repairs are made.

Here's my thoughts: @Dawn Anastasi - we do have recycling, a big dumpster that we pay around $80 a month for.

What if the A/C goes, the dishwasher starts leaking, or a fixture needs to be replaced?

Got a complete appliance package for $1700(side by side refrigerator, stove, dish washer and above stove microwave).

I've bought three ranges, two dishwashers and three fridges.

Upon my tenants move in I left a gift basket of basic household items (garbage bags, dishwashing detergent, can opener, etc and school supplies for the kids).
