Turns out, on my last production with C2M, the return address was swapped from that of my LLC to my personal name and address. 

You had 8% and 5% that's what I had just swapped the capx I had at 1% and adjusted it I cannot Capt the screen shot but now it shows cash in cash is 4.65% and a purchase cap rate of 7.27%

Then the LLC (via a “swap and drop”, structured so just I am responsible) would purchase/exchange (at FMV) our current home as a rental/investment property.

New water lines new drain lines everywhere and anywhere it will all get swapped out. 

Most equipment is capable of operating on either, with one quick part swap.

Locally we had our local PM do a water heater swap.

So, I will often just swap them out rather than deal with repairing them.

I rehabbed the property by cleaning out all the junk, repairing dry wall, misc. small handyman jobs, repainting the interior, re-doing tile on one bathroom floor, doing hardwood-style laminate throughout, replacing the butcher block countertops with laminate countertops, and swapping out a few appliances.
