I want to invest out of state. Any ideas?

I live in Colorado but not enough capital to invest in my area. Any thoughts on where I can get started. I work 2 weeks on 2 weeks off i make good money, have great credit and I have time to travel. Any ideas as to where one should go. I'm looking for value add and cash flow
