And at a much better basis than any time in the last several years.Class A and B I'm less worried, but there is still a chance that in some areas there could be some temporary absorption disruption.

Obviously there are properties and investments that are exceptions but since we're discussing nearly unlimited budgets, my first look for a legacy estate would be begin in other areas.

In some of those areas there are those row houses, built on lots that are 3000 s.f. sometimes.

Some of the accounting features are a little clunky, but now that I've got the hang of it everything runs pretty smoothly day-to-day.The thing I like most about RentVine is their customer support.
