No offense intended, but why are you dealing with an office/retail type who probably has more business experience and can spot such straw man deals, how many wholesale deals have you done in residential working with less sophisticated seller and buyers?

I had a fairly sophisticated model i was launching back in 2010 ish.. and Contacted them.They were just to quick to approve  me conditionally all I need to do was send 10k for due diligence.. they simply did not ask the right questions or enough of them..
