If I am all in on the property for 360k (purchase and some finishing construction as well as carry costs) and the home is valued at 450k or more (based on what im told by agents as well as my own analysis while staying conservative), that is 20%+ equity I believe, unless I am missing something.

You absolutlely need to be direct to seller or have close, personal relationships with wholesalers and active agents.

I'm a licensed RE agent, contractor, and investor. 

The platform is built off of best practices from real estate investors, but we also have a number of real estate agents who use many of the tools.

Posting this duplex that I found here in the heart of Eastern Michigan, I've been frequently trying to run numbers on duplexes and investment property listings as an up and coming agent and investor to try and gain whether a deal is good or bad.

I would vet contractors by finding local real estate agents that also work with investors, and/or a rehab investor in your area that does a lot of deals.
