Smaller SFH = less maintenance , there are lots of single looking for a place to live .

For a good tenant that has paid on time and was keeping the place in good clean condition I probably would have just eaten the charge.

The experience was really bad as I was getting 1-2 year old leads to cold call that I knew had a 0% success rate and I do much better generating leads organically on my own.

The payment on the refi would be about 40% of renting a place while looking for the next property.Thanks for listening.

I would suggest not giving it up and place your license with a different brokerage. 

Put $10-20k into the place and create $40-50k of value and then refinance or sell.
