Call me nuts but i could easily see with some creativity turning this into a 2 unit apt due to the lay out and would cashflow like crazy in this scenario.  

If you have rentals to make friends then deliver a fruit cake too. 

But I would also be going nuts if this were my son....dang kids!

Well let me say this, if you can withstand this downturn by preparing for the harsh winter like squirrels do with nuts, you can survive this.  

Could be a brand new issue maybe a piece of fruit was left laying around.

Hey Deepak,Another Bay Area investor here but am in Stockton and Sacramento almost every weekend managing rehabs of assets in our current portfolio and sniffing out new deals, typically MF 15-60 unit range.Downtown/Midtown is hot and price per unit is nuts..$250k+/unit for more stabilized properties. 

I know that on average it is 4-6 months of mail pieces before you start to see the fruits of your labor.

After this tenant having a new concern every week, I think she either wants out, or she’s neurotic...or both.Other complaints: Washer/dryer hook ups are in the basement, child is wheezing must be mold (whole house was tested in July...it’s not mold), washer/dryer hook up is in the basement, want to put washer/dryer hook up in the detached garage (Indiana), not enough room on the counter for their big microwave, the washer/dryer hook up is in the basement, want locks re-keyed because she thinks somebody entered her house (nothing missing), washer/dryer......Driving me nuts!
