I'm not completely clear on how these things work.Although this summer has been unusually hot, my experience as someone who was born and raised in the PNW is that the mild temperatures in summer and winter are usually a great selling point for out-of-staters who move to the area.Go 'Hawks!

That is just one mild example of literally hundreds I could give dealing with vendors out of state ... sad but true to say that when they hear you are an absentee landlord from CA, they see dollar signs and somehow think you are an idiot and they have free license to completely rip you off, and in many cases they are able to.If your Dad is good at what he does (that is a tough assessment, I know) and is willing and able to keep an eye on and manage your investments, then I agree that is a much better option.

There are some areas of northern California where Vacation Rentals off the grid may be marketable, but probably not in the actual northern California areas, but more the central California (north of the bay area a little in more mild climates) In some of the mountain areas and near the coast, such as Trinity, Humbolt counties, there are drug cartels growing pot, and several people have gone missing (they stumble upon the gardens or have gone to work at the grows, never to be heard from again).
