Many of us get tired of writing the same information over and over again just because someone doesn't want to search for information that has already been covered over and over again.What you have read about de minimus is incorrect and has been covered here by both myself, our employees, as well as a number of other people who post here regularly.

This is 100% incorrect.  

@Tim Swierczek I believe you are incorrect. 

I haven't re-fied yet, truth be told some of my investment was done I think incorrectly as I have taken lots of it on with credit and as such my score has dipped a bit..

I have heard these stories about using really good professionals but when it comes down to it they just aren't knowledgable enough in real estate specifically and it ends up costing us investors lots of money in correcting mistakes.  

Also, if I remember correctly, this house was incorrectly listed as 3 bed, 1.5 baths too.

Is that an incorrect assumption?

Speculation were no one who owns today has been incorrect is not much speculation.  

Hi @Jay Hinrichs - I see you're very active on BP, so I appreciate you chiming in.However, in your statement you make very many incorrect assumptions and broad stroke generalizations as they apply to my experience, financial status and overall understanding of the people I am working with.While I do appreciate the dialog with you I am not looking to debate incorrect assumptions and generalizations that may not apply to what I may or may not have & the sophistication of the folks I am engaging with. 

A lot are incorrect, like 30 miami is a huge single family chopped up into smaller units and the 1 bed leased for that much. 240 18th were both 1/2 duplexes of 2500 sq ft, so that's over $1 per square foot.
