The damage is result of the tankless being installed improperty (the dump line was ran, and hidden away under the furnace where it was not connected to anything and not visible).Through the serial number, my plumber found who purchased it (Plumber C).

Meaning... cost (especially hidden costs) - time - and if you're raising rents, that the current tenants will leave for cheaper options? 

Turn-Key or not, I would have the property inspected to at least verify everything (no hidden problems).  

That is potentially a future gem which just needs some polishing and time.

We are all looking for great, off market deals, but if Property Radar is used so frequently by others is it really that hidden gem you're looking for?

As long as there are no hidden expenses or other downsides I would do it.

Hustle like a wholesaler (mailers, drive for dollars, dial for dollars, build relationships, network, etc), but with the important ethical difference being that these folks are writing offers on properties that they actually intend to close and purchase, so they aren't lying to anyone and there really aren't ethical/legal concerns here.Find hidden units.

I think the idea is super cool and I will definitley have a hidden passage to a panic room in my house when I finish the basement.
