As others have said the applicant's age at the time of the conviction could say a lot about if it was a habitual behavior that they were caught for or if it was just a youthful indiscretion.

The property is 5 miles from a large university, and a little closer to the majority of a relatively vibrant tourist area.

Regardless, I wouldn’t accept the tenant if they have a habitual spotty record.

I am from the Bay area, Buffalo is definitely not as vibrant as any city in the Bay area.2.

I have NEVER had an outstanding rent payment proceed beyond the 15th of the month unless there was a defined date that a balance would be reconciled for non habitually late tenants.  

Not sure if your area allows it but habitual late payments is cause for eviction in my lease.

Does anyone have a template of a quit notice for habitual late payment of rent?
