You also have to stress they are 100% liable for the rent and other terms of the lease agreement.I personally don't accept co-signers because it seems like they always fight me when I tell them they're responsible for the unpaid rent/utility charges.

Long story short something happened with that communication and the company never dissolved the LLC now he is fighting them over $2,000 in late fees and other charges that he just got slapped with for not properly renewing or dissolving it.

The broker or agent could have instructions from their client to pre-screen the capability of the buyer(s).Out of town buyers some sellers instruct the listing broker or agent not to go under contract or entertain an LOI UNTIL the buyer has driven by and seen the property and decided they still want it.If I believed everything told to me without proof over the years I would be a hamster running around in circles going nowhere.There are always other properties to look at.
