Sherwood Forest, Indian Village and Rosedale Park would be my pick on fix and flips especially if you offered land contract terms with healthy down payments.

I'd do itwe had large old vintage 3brm SFH in a demand area village that we were advt'g for rent.A HR guy from a local manufacturing Co., called & asked if we could/would do a short term 4-6 month (@ a higher/mo) rental for a visiting exec.

Our realtor, our contractor, our attorney, our electrician, plumber, insurance rep, friends that live near the rentals, the landscape guy...you'll need a village of help once you move beyond one or two properties.

And it's finding that balance between- what I'd want myself as a getaway and keeping it close enough to the village or slopes, that people want want to stay there.

It's a quick read, and it's fiction, but the message is great.Perhaps it's not the right approach, but I think The Millionaire Real Estate Investor by Gary Keller is both motivating and quite encompassing.

Two weeks ago - I would have said the top fiction reads and what USA Today has for the "best summer books."
