I wanted to try something different because I receive a lot of similar letters and postcards for all my properties, that doesnt catch my eye much.For the cold calling, we use mojo dialer which has a built in crm and the power dialer.

This painter previously corrected a poor drywall installation of 2 walls and painted with Sherwin Williams small drywall, which looked  good to my untrained eye.  

This ins't a catch-all, be-all kind of thing, but should get you going in the right direction.Most importantly is getting a good agent to keep you out of trouble and save you from yourself.

Many owners covet the traveling nurse which is known to pay a premium for MTR’s without a blink of an eye. 

If you're going to use it to generate leads for your "investing club" I'm going to put the dangers and risks close by so at least the small investor you're pursuing for these ventures knows there is more here than meets the eye. 

Eyes wide open acceptance of the risk is needed. 

I'll be out an additional 17K/yr until the escrow catches up. 

Also remember it will take time to get them done, during which the home is vacant and not on the market.People shop with their eyes-so many don't care about stuff that is really important (plumbing, electrical, roof, etc). 

I'd keep her but keep an eye on the mess.
