This produces a risk if rates go up as is being predicted.If you have excellent credit, and a conforming deal, with plenty of time to close,than a bank is always the best choice from a rate and fees perspective.

I looked out of state but eventually came to the conclusion after studying 4 markets in depth that staying local where I’m in control and have excellent systems in place just made more sense.

Examples of short and long term uses, HELOCs & CES.HELOC(Short Term)- Use a portion or all of the HELOC now knowing you're going to pay down quickly, which eliminates payments and interest.HELOC(Long Term)- Many HELOCs have 10 year interest only draw periods, while CES have a P&I payment, HELOCs may have less impact on cashflow over the long term.- Perhaps you think rates are going to move lower.

With that said, these are excellent products and ones that will be of great benefit in building your real estate portfolio.
