Potential cash purchase, and it is an enticing deal that I could get relatively good value on, but the issue is such - there is pending litigation against the HOA for mold ( not my unit, or even my condo section).

It seems like if you can get a 2 year or longer lease from a builder and not have to worry about tenants it could be enticing, but I have no experience with this route.

In the end you might have to entice the buyer with a better price over what the market can bear...especially if you want to sell this prior to spring since we are entering a very slow time.

@Patrick Wheeler, I was trying to make this deal I'm currently working on more enticing such as a cash deal so the homeowner might be willing to accept a lower offer and a quicker closing date, but I'm having trouble coming up with a financing solution.
