you have to find an off market deal that is distressed but not too distressed, buy it and close on it, have a contractor that you trust lined up to rehab it, oversee the rehab to be sure it stays on track, get it rent ready and then rented out, and then / in parallel refinance.how will you execute those steps in any market? 

Looking to have some repairs done and need to find local contractors that I could hopefully build long term relationship with.

Looking for advice on what to expect, information on good General Contractors, Realtors etc.

I have talked to my contractors and think I am doing that part well.  

We had 3 props under contract but could not find reasonably priced contractors so never purchased there.

They issue 1099 to all our contractors and oversee payroll.

My biggest fear or weaknesses will be trusting lenders, trusting Real Estate Agents, and trusting contractors.

You're flipping the property to rental quality, creating a SOW, hiring contractors, or swinging hammers DIY to get it done. 

I don't think you can raise the rent by installing it because most guests aren't going to be using it anyways and it will prevent guests from booking potentially because your price is higher than others.II say all this as someone who drives an electric vehicle.
