If you do your own work the tile is much cheaper than slab, much more durable than laminate, and very repairable.

Electrical systems just dont "break"...so not much to do there.Rest is just paint and durable vinyl plank. ( use same brands and colors on all homes, saves on turnover costs)I dont buy homes with 100 year old wood windows, so not much expense there..All city sewers so no septic issues, city water so no well pumps...

But most importantly, I think durability is key in high traffic STR houses!

Because these homes are in areas that have high 'home ownership' the value of the home grows consistently every year because of the demand of the retail market.If you are in a market or where 2 bedrooms seem to be more suitable, I always recommend equipping the home with the most durable products reasonable for the price range.

In my target market, practically every SFR of the age and construction I buy has these floors, and I refinish them to rent the place out to low income tenants with these floors in place because they're practical and durable, not as prestige flooring that I expect to be maintained in peak condition or brought back to peak condition at every rental turn.

Do you happen to know if the mesh screen is fairly durable?

It is very durable, you can scrub the heck out of it, and it resists mold and mildew.
