This apartment was the first one I did everything in LLC from the beginning (except for some expenses I incurred before the creation of LLC) so I wanted to keep it clean as possible, but tempting to get those "Free" rewards.

@Travis Hargreaves As might have been mentioned, I recommend consulting an attorney knowledgable in entity creation  (LLC, Corp, etc) as well as JV agreement formations for Real Estate related ventures.

Because you will learn everything you are trying to do, make massive amounts of connections through the creation of your network and others, and get a solid education.

@Patrick Acker We don’t have to use an attorney for lease creation in Virginia.

For one thing, I am focusing a lot on investor education (and already getting my feet wet), and the opportunities that can come with that stuff; there is definitely a scalable factor when it comes to that, via things like YouTube, course creation, etc.

Other items, like mobile access and website creation would be nice, but that is not the priority currently.

If you can get a 4 unit and a basement, that would be ideal and create major cash flow and equity creation, plus you can not worry about a property manager and boost your yield.
