How much should I budget for legal costs (off market)?

This is my first off market purchase; therefore, assume I am starting from scratch- no templates, prior legal documents, etc. 

I would imagine I would also have my attorney draft a new lease agreement for both tenants and/or review existing lease agreements in place.
