Appfolio vs. Rent Manager vs Buildium (or other options)

We currently self manage around 70 properties, almost all single family homes. We are realizing that it is becoming too much to manage without some type of accounting/property management, especially as we are looking to grow the company in the next few years. I have been researching different platforms, and the one I've heard most about are Appfolio, Rent Manager, and Buildium. I am looking for something to handle the accounting of our company (both with existing rentals and current projects), as well as keeping our rental portfolio organized. Other items, like mobile access and website creation would be nice, but that is not the priority currently. Any suggestions/advice would be greatly appreciated!
