Maximo Flores 50% 2% rule

I am pretty confident I can find a deal that rents out >2X the P&I (which is derived from the 50% rule) but that 2% rule is tough... at least in WA it isAlso, duplex, triplex and 4plex units are overpriced in my area IMO (I can't see getting at least 2X P&I in my area) whereas some smaller houses with 4+ bd at about 150K could get me cashflowing but still struggling to meet the 2% ruleAny thoughts are appreciated!

It is a small kitchen so I would like to do a granite, I think, though I would like to look at my options and see if even in a smaller kitchen the price is a bit more than I'm willing to put into a space that I am not confident I will get the money back out of.Thank you all in advance for any recommendations and warnings, I am still quite new to the real estate thing and appreciate you sharing your local knowledge.

More than one couple paid $90 total ($45x2)  and never got a copy...although it was clear TT has the ability to send them, due to previous multiple email and text communications to fill out the form/provide confidential personal info.
