Scott's book "The Book on Flipping Houses" I'd recommend reading it.As far as finding cash flow properties, I know that's a pretty difficult if not impossible task in NYC.

My immediate task is to work on finding a suitable property for a 1031 exchange.

Taking on as many of the management tasks as you can will, of course, help you maximize your net income.
