A claims adjuster will likely be on your side for all the reasons you mentioned above, but a crappy thing that can often happen is--you need your roof fixed, your insurance carrier wants to help you so they decide they will pay your claim, then pursue subrogation with your neighbor's carrier...x,y or z happens, the subrogation is delayed, the other carrier has a better attorney...whatever, next thing you know, you are stuck with the claim on your record costing you increased premiums for insurance (in potentially multiple ways-auto, rental properties, umbrella...etc) and waiting (indefinitely) for the point/blemish to be wiped.

My deepest personal fear is retiring and sitting back and saying "I wish I had done xyz" "if only I had done xyz" "I wonder where I would be if I had done x y or z" and so forth.

So you as a property investor buyer might want the lender to do XX first as it benefits you the most but they say until X,Y,Z is tried first we cannot consider what you want to do.When servicing a loan there are systematic steps to try from a minor loss to get back on track for the borrower to the most severe losses.

All you have to do is look on this site and you will see that at least everyday there are 5-10 other people asking for help just like you......knowbody is going to help you from A to Z unless your able to provide some kind of "value" to them.

@Philip Velleux I echo what @Jennifer Lee said about calling the town's P&Z (Planning and Zoning) to find out what's allowed.One of the colleges that we are looking to invest is right on the border of a few towns.

Instead of asking for someone to give you guidance (there are a TON of people asking already) you should figure out a way to separate yourself from everyone else who is asking for help from A to Z.
