^_^ My advice is to visit Albany before moving and get to know the neighborhoods. 

We are needing some input on if we should go ahead and move forward with this HELOC to help fund our future renovations/future investments or if we should be using our own cash.

I’m not sure if you knew that was an option, so just a heads up there.

At one point I even tried working with the tenant to see if a different due date would help based on when he was getting paid, but he said he was fine and his new job would help him get ahead.

Looking ahead to my next project, do you have any advice or resources for finding off market deals? 

We toured their facility & having done a lot of rehab etc I was impressed with the construction & designs.At the time we visited they were building components for a commercial with high end units above a store front strip that was very well done.

Am I able to contact the tenant directly to schedule a visit or it has to go thru the agent?

I failed to mention that I will be frequently coming back to Midland for work as well as to visit family, so the distance doesn’t really bother me.
