Believe it or not, most people thinking about getting into this business stop at this point so you are ahead of the curve already.The best way to do this is to implement a direct mail campagin where you are sending offers to property owners that you have identified as good candidaties to sell.I've been doing this since the '90s and here's some tips:1) Find a market where the homes / land are relatively consistent (same age and or square footage).

If their hand is forced to sell, they'll be a$$ backwards like our U.S. neighbors were.The media has turned every happy renter into a buy now or never person and they drive up lower end condo pricing, which we saw after the foreign buyer tax was implemented and the home partnership program was started (although most don't use, it drove up demand and interest).

Here is the list of problems: The front door barely opens, NONE of the doors close correctly, garage door has been replaced but the electrical still needs tackled, no doorbell, no fire alarms or carbon monoxide alarm, no working outside lights, a severe mice infestation (who have now raided my brand new couch), no insulation in the mudroom which is allowing cold air into the house and raising my heating (propane!)

That is different from an LLC going bankrupt because a faulty furnace killed 3 folks by carbon monoxide poisoning and had 3 million dollar judgement against it.

I know that guys like @Lori Valene, @Aaron Ramm, @Tarl Yarber, @Ryland Taniguchi, @Brian Fouts, @Kevin Carbon all operate in the Tacoma area and would be interested in any deals you have dug up, I would certainly consider a partnership to help you learn the business.For other actionable steps, I would start spending a few hours every week scanning the MLS, Redfin, Zillow, etc. and learning what houses sell for in your area, learn the market and start learning how to estimate rehab/renovations costs.
