I try to close as many as I can of the ones that meet my needs.Assuming you want another deal, there's no reason I can think of to wait.It's like asking a fisherman how much time they wait before going after the next fish...

I don't talk to them unless its my deal specific if they are fishing I just say sorry don't have time for U its all public record.. go dig it up. 

Then the negatives: Train tracks, outdoor gun ranges, air strips, school zones, kennels, flood zones, busy/noisy roads, industrial activity, proximity to odor-generating things like a landfill, paper mill, fish processing plant, etc.In other words, unless you have another reliable source of this kind of detail, USE A REALTOR.

Most of the investments were trust deed investments where I was a small fish swimming in a larger school, but they returned 8 to 10 percent and, naive or not, felt relatively safe to me.I have made some foolish mistakes trying to build wealth over my career (*cough* oil and gas *cough*), but I am grateful for them all.

There was a fishing dock that extended out into the water that fell down some time ago.My lake property has water and sewer connections.

I  go in and check to see what temp the hvac is set to, fridge too, if the bought a deep freezer or additional microwaves, 100w bulbs in 60w fixtures, amount of ppl inside, fish tanks, tv's and computers, and of course the indoor 'herb' garden.

But if you don't have the ability to listen to someone complain some minor issue or call to ask for fishing charter recommendations at 11pm, a property manager can be a good option (if they actually do those things).

I'm a little fish, so I'm not doing huge mulit-million dollar deals.   

Many people dream about investing but aren't really committed to struggle and grind that it takes to really make it.I see you fishing in that picture, I am sure you have some high end fishing gear that is sitting most of the time.
