I'm okay going even for a few months if there is upside, but with an old asset, things will continue to break down.We bought a 71 asset three years ago, and did a complete rehab, units, parking lot, roofs, etc.

Again I’m no expert I just know that rent stabilized is rough for owners of properties, do your own research on them and 1 unit in a building should not make or break the deal unless your really squeezing numbers.

Had one flooring store recommend glue down, they said this is better than 20mil 5mm snap in LVP flooring, as the snap ins sometime break and you can easily replace a glue down.Another flooring store recommended "loose lay flooring" basically that is similar glue down, but has sticky material on each board.

As a 3 unit, it would be smart to also break down the income and expenses on the listing as most likely the buyer will be an investor.
