Getting into the story behind this one..This deal was sourced from a large corporate wholesaler (no names) Originally listed as 179,999 as a "wholetail" deal with an "ARV" of 250,000 I walked the house and estimated it needed little in terms of repairs, though I knew a realistic ARV was between 215-230 However, there were tenants in the house without a lease agreement with the current landlord.

I did get one off market by cold calling the owner and have used wholesalers and marketing to secure projects in the past.

Sometimes there are wholesalers who are VERY good with tenants who can manage one property for you and maybe more.

Some people will say you can only find BRRRR deals off the MLS and through wholesalers, but my experience is the wholesalers drastically over inflate the projected ARV and you can find similar priced properties on the MLS and their properties generally need a lot more work than they're letting on.
