There's a local tourist tax in my area that AirBnb isn't contracted to collect.

She also mentioned that the window where tourist come to Lake arrowhead is memorial day to labor day for the lake which is just about 3 month , so i'm thinking considering vacancies you are lucky to get 150-160 nights rented.

@Erik Dwyer - My STRs are in a military community - far from a "downtown" or a tourist destination.

There are a couple great breweries out there now and a lot of fun tourist activities to do.

Is it a tourist area or is industry moving in to add jobs?

Find out where everyone else is doing it.Especially tourist towns. 

And It's still the number one tourist destination in the state!

@Dillan Stoor Is there something that attracts tourists in your town?

Learn about the houses specifically and reach out to the city or other historical societies and see if there is any grant money or city funds to restore these properties to their original glory then look at short term type rentals like Airbnb as the story will sell them to tourists and such. 

The tourists are on vacation and possibly partying on a weeknight while the other residents have work the next day.The only way I can see it make sense is if you pay some "tax" to the HOA to sweeten the deal.
