How do you assess the overall investment climate for multi-family properties at present, considering factors such as interest rates, economic indicators, and housing supply dynamics?

@Keeya WangJonesNevada is a great state to invest in because of the proximity to CA, no state income tax, 4th lowest property taxes in the US, constricted housing supply, and job and wage growth. 

Yes, as long as it relates to the renting of the property in some fashion.

So much sensationalism in the news and on here and social media about it, but from reading the actual settlement, it doesn’t do much to lower transaction costs and definitely does not lower property prices (supply and demand controls pricing, interest rates/available credit, inventory, the broader economy, jobs etc. not real estate agents). 

Lenders are still unfortunately tend to be very conservative on the rent-by-room (SRO) type arrangements still - its an area that really could use some better understanding out there but just be careful with expectations because a lot of the treatment of these properties (even if nothing like a old-fashioned "boarding house") can be tough

You will pay $1100 (hopefully this will cover what remains of PITI as insurance in Florida is costly), maintenance/cap ex ($400/unit), pm (or do the work of the PM), Misc (book keeper, umbrella policy, office supplies, etc). 

This benefits today’s buyers, because there is less competition for the current supply of houses in the market and it puts you into a better position to get the house that you like and want.

I remember learning in college economics where the supply curve meets the demand curve that is the optimal price point for maximum revenue :)
