My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.

@Mark Poulton although my situation was not after a contract, but prior to writing an offer, but I was able to get $30,000 off a house price due to an inspection and subsequent proposal for some concrete issues.

1) I would guess commercial, however your bank would tell you if they would let you "slide", getting the 4 plex in your name would open you up to getting a 30 year loan rather then the business 5 or 10 year balloon loans.2) To change retail to residential, you need to talk to your local zoning officer, and probably building inspector.

So in the beginning at least, my husband will be managing the properties he already owns - by phone from 1.5 hrs away and in person when necessary - and managing the multi-unit property we move into, as well as any subsequent properties into which we invest in the Cleveland area.Thanks to all who read this, and much gratitude for any additional time you guys take to leave comments.
