You need an HVAC technician to look at this, not some strangers on the internet that don't know your local codes and that haven't seen the space.It's possible to set this up as long as the furnaces have enough air and are vented properly.

Getting a lease from a stranger on this forum is a terrible idea because you don't know if they are a trust-worthy, honest, experienced Landlord or if they're just passing you something they found for free on the internet.

There is no reason why a complete stranger to you, of whom you have no relationship should expect things they tell you to be confidential.

@Logan Harrell  I'd say it's a 99.9% chance that someone posting on CL stating they're looking to invest (give strangers money) is a scam.If you're planning to owner occupy you should ideally just look for conventional financing. 3.5% down and 3-4% fixed interest for 30 years, impossible to beat!  

Stepmother-in-law (basically a total stranger) ends up owning 1/4 share of the property when all is said and done.

Tap into your network and see if anyone needs temporary housing for themselves or family, instead of renting to complete strangers.

Well, you're dependent on the kindness of strangers (to quote Blanche DuBois) who don't have skin the game besides fees.  

Do it now if you're serious.You're going to be dependent on the kindness of strangers, so start building a team.

Also, this is probably the most important point as to why I would not go in to this deal with a stranger: THAT YOU ARE BUYING WITH THE EXPECTATION TO ASSIGN THE DEAL without even closing. 

So I invest in other people's deals, I don't partner.My point is that if you are hopping considering markets and asking strangers for strategies, you might want to slow your roll and figure out what kind of investor you are first and then seek out specific individuals that are doing things that mirror your interests.
