The whole concept of BRRRR (Buy, Rehab, Rent, Refinance, Repeat) relies on using just a small equity down payment for maximum loan capability (covered by rent return).

To further complicate my situation, my hours are long and unpredictable, and my internet capabilities are limited.

If the cashflow was affected, hypothetically speaking, and Im still capable of refinancing.

A city like Houston would likely swing back around in due time because of its strong medical, education, labor, import / export shipping ports, technology, etc.Hopefully someone with experience can chime in on this. :)

They don't want one customer or industry to sink the ship.

I was able to bring together a new investor to right the ship and a new lender to take me out.

Like @John Thedford said every business has Wholesalers, I used to have an online paintball supply business for three years, I ordered from my biggest competitors and had them drop ship to my customers for a 10-15% profit.
