Where would you guys recommend me to invest sub 50k with around 1k in rent and stable tenants?

I use a shelf and a bar.

If you purchase for rent in the predominantly rental areas the appreciation is slower but the rent is always stable given that's what is driving demand for that area. 

Get the relationship going and stable first.Good luck in REI!

Not sure how to offer "fresh" items like milk or bakery muffins if I can't have them in a supply closet for the maids to put out after a cleaning...I am putting a Keurig in and planning to offer a variety of coffee, tea, and hot cocoa pods and some shelf-stable half and half or creamers.

yea we have alot of money in low cost index funds as of now. they work great in between saving for a property with cash.I've though about leverage but between the p and I cap ex maitnance vacancy and all the other stuff it is cheaper to buy the condo with cash then up and sell it when I can buy the duplex. taxes are high here for homes on there own lot the condo is closer to 1 percent property taxes were as single family homes and duplexes and such are closer to 2 percent to 2.2 percent so that is a big reason why it makes more sense as of now.yea just this first duplex I want to pay cash for. after that I have no problem with leverage. but if we live in it it's gotta be paid for it creates a very stable rock so if the wind blows hard I am protected and have no worrysit really helps ease my anxiaty disorder and will prevent a stroke at a early age. a large reason as well is we cant qualify for a morgage that large.

(Technically I signed gave to the agent but agent haven’t mail out to him yet)He emailed me his renter insurance and he paid one month broker fee to the agent.Now before he move in he want whole place to be professionally cleaned and whole place to be paint.which is fine with me.Now he want a new ac, and new light bulb shelf inside the closet to be removed ( I dislike those requests ) and He has a mother who is little difficult.

Do you want to own property or just use real estate for a stable rate of return.

The market seems pretty stable, but there are a lot of multi family investors.

It is a very competitive market in Las Vegas but at the moment it feels stable.
