Should note that some states are regulatory requirements even for DSCR lenders and some have rules against prepayment penalties which can create some obstacles as well

If that is the case it is like spinning a roulette wheel and hoping the market will still be the same 2 or 3 years from now.I frankly wouldn’t understand why would any developer take the huge risk to get into that kind of business especially in hostile regulatory / tax environments like California or NY where the construction code and red tape are an absolute nightmare.Your insight on how financing is typically structured and how developers can take advantages of available incentives in Southern california would be greatly appreciated

On most loans, they Couldn’t negotiate since you are not the original borrower and they likely have mtg insurance/regulatory issues.The hoa likely has little reason to negotiate also.

., no one said this yet, but you ought to contact a lawyer, and if you're looking for some additional material, maybe your state's regulatory agency that handles real estate licenses (in Ohio for example it's called Ohio Department of Commerce Division of Real Estate and Professional Licensing).

They have been engaged in my project in 2 phases, first was to draw preliminary sketches and engage with the township to get zoning/regulatory aspects in line with my needs. they have done that for just under 10k and the work was lengthy (took over 6 months and was jam packed with meetings/hearings).

Right now I'm prioritizing 2 things which should actually help me with this idea.1) building a fence around my primary residence (which boarders the property I'm considering)    Most of the fence I'm installing is in the flood way so I'm getting good experience working w/ County on this and what is/isn't possible.2) trying to resolve the nuisance issue via legal/regulatory avenues  I've filed a compliant (also with the County) about the issue and there's an open inquiry on it.
