For any IB strategy someone wants to devise, I can devise a plan to outperform it, and I can guarantee that my plan is simpler to set up and understand.For a while I had a term life policy because it was dirt cheap. 

That said, for flips, you want to buy low enough so that the renovation costs plus holding costs will still be low enough that when you sell at the ARV of the property you will make a profit. as long as you know the market and know what the house could sell for and make money, i think that is any investors goal. the key is working backwards, start with the ARV subtract reno costs, for the time you plan it will be held, subtract taxes, insurance, electric, gas, water/ sewer, you will also want to subtract closing costs when you purchase and when you sell and you also want to subtract what profit YOU would like to achieve, that would be your purchase price. what you should shoot for is any return on investment that will outperform the average stock return or deposit return, if you can not then you might as well invest in the stock market or deposit the money in a bank. there is no magic number that everyone agrees on.

However, many value investors much younger than Buffet continue to use value investing principles to regularly outperform the market.

I have a comprehensive prospectus including bio, appraisal, bpo and any other info/ppwk that a lender could want, digitized and standing by for emailing.This is a very unique and extremely profitable business model that will allow our management to easily outperform the prospectus.What experiences have you all had with actually getting this done.I know there are a lot of brokers and hard money guys out there, but I wonder who successfully gets this done?

Arizona would outperform Indiana from an appreciation standpoint historically but that's a significant negative cash flow not just -$50 a month and could I raise the rents enough and at what year would I at least break even?  

Self storage can definitely outperform residential rentals.

The top vinyl companies even with thinner wear layers that use aluminum oxide or ceramic beads will outperform just a thick urethane wear layer from the knock off brands when it comes to a scratch test).  

There are cleaners and sealers that outperform the big chain convenience stores at the better tile/granite stores.

And the ones we use as the primary envelope out perform the others although a blue,pink, or white number 10 is a great choice for follow up.  

However not much is mentioned about how to handle the leads when you get them or HOW to CLOSE a deal.A great closer will out perform someone with superior knowledge in most case's.Would you consider signing up for course's on how to SELL and the ART of the deal etc etc.I listed to a bit of Michael Q 's pod cast and read some feedback and many thought his methods techniques were to aggressive for lack of better words..
