I've used the brick and mortar PM's (Evernest) with mixed luck.

Avalon, it may be a bit of a drive for you but I always attended the Renegades Detroit RE Meetup.It's held monthly in Troy and always had a great turnout and mix of new folks as well as experienced investors.

I have only found posts about this from a few years ago, and with mixed reviews.

Still pursue the local service business though - sounds like it could be a good opportunity as well to mix in with everything.
