This 160k will make the same (or more, and no risk) sitting on your couch collecting from Jerome powell (you still lose to inflation though) We may be entering a virtual STR sweat shop era for new buyers that self manage now, only at least in a sweatshop you are guaranteed to make something. 

I ordered my couch and dressers from Living Spaces.

I need 4x risk-free, no effort yield to get off my couch.   

I used "lether like" couches so they could be easily cleaned,basic metal tables, entertainment centers and desks with glass tops.

Put the traps behind couches, under beds and when units are vacant we put them on kitchen counters, behind toilets, inside bathtubs, in water heater closets and underneath the property.

I'm not sure if it was Josh or Brandon that rented their bedroom out and slept on the couch.  

The common areas were barely furnished at all - a small kitchen table and 4 chairs, several stools and only one couch. 

We are looking forward to moving out in the next year or so, so that we're not faced with disappointment every day, when they decide to.... put a couch on the porch, etc!

He brings in sketchy friends that hang out on the property and who intimidate other tenants (which is really a community, but now people are staying in their own units), as well as the other 2 roommates (one of them is out of town now and the other stays on the couch with friends, because he's scared).

Heck, if it were just me I’d probably take the couch and rent them ALL out!
