For instance, the tenant could handwrite some additional terms on their copy of the lease, and then claim that the modified copy is the true original. 

Clearly this instance hits a little closer to home (my pocketbook) hence my beef.

Another instance was an investor expecting me to run their numbers for them to see if the property was worth purchasing but I believe that should be up to them.

If, for instance, you were to only play streaks whereby you made one wager and if you lost you would quit playing and if you won you would keep playing until you lost, you've not altered the odds at all.  

You also may have less legal standing in the country (for instance if your 51% partner decides to stop paying your share of the cash flow).

You are required to get insurance anyhow which will protect against 99% of any claims.If you are really concerned I would search around on here to see if you can find an instance where insurance didn't have enough coverage to protect someone. 

This past few years they added a few things to their inspection though...for instance every sink must have a stopper, so I buy a package of the rubber ones each go round 'just in case' .

So if you hired a landscaper for instance you could charge the tenant but if you did the work yourself you cannot charge the tenant.
