You are required to get insurance anyhow which will protect against 99% of any claims.If you are really concerned I would search around on here to see if you can find an instance where insurance didn't have enough coverage to protect someone.

So if you hired a landscaper for instance you could charge the tenant but if you did the work yourself you cannot charge the tenant.
