I’m in the Peoria area also and have an identical background to yours, except I was with Palm Springs PD in California then moved out here to get into corporate security with CAT.

Mortgage fraud is a very serious thing, not to be trifled with.

Considering they are exactly identical and produce the exact same cash flow.

This seems borderline fraud that realtor took the money before deal is done.  

At a minimum, you need to verify their identity and their criminal record.I generally combine their income to meet my standard of 3x the rent but if there are three or more unrelated people renting together than I require each individual to make a minimum 2x the rent.

I believe is you take a out mortgage with the intent to deceive, its fraud.  

Lastly, before anyone ask, it is really a gift, not trying to fraud or anything.
