I also really like David Green's advice about starting out "try to find a job withing the real estate space" like an appraiser, or loan officer, or bookkeeper - hopefully something you can do on the side to help generate some more seed money.

Getting prepped to place a flip into traditional financing...would like to cash it out and re-seed into another flip or a down payment for turn-key property.From my readings on BiggerPockets this should be done with a Portfolio Lender in a smaller local bank.

I highly recommend you read “the wealthy gardener”, The best Takeaway was the author comparing investing to planting a seed for an Oak tree and watching it grow over time, this book Really puts things into great perspective
