Brand New at This....
Hello,
My name is Cameron Nawaz. I am a new member of BP and am very eager to begin my real estate investing career. I live in Ventura County, more specifically, the city of Camarillo. I am in the process of reading "How to Invest in Real Estate - The Ultimate Beginner's Guide to Getting Started" by Joshua Dorkin and Brandon Turner. I find the book to be very informative and am enjoying It very much, however I have many questions about what my first steps should be. As a new investor, I am extremely limited with capital as well as time (I work for a general contractor in Santa Barbara 40 hrs/week). I'm posting this with the hope of gaining advice from other investors like me. I was unable to attend the latest meetup in Ventura County at Barrel House but am looking forward to attending the next one to start networking locally. Please contact me if you may be any help, again, I need all I can get!

I was in a similar position to you, limited time outside of my full time job and limited capital outside emergency savings. I also live in Philadelphia, which is not the most expensive area, but also not the cheapest, and also has some stricter requirements for rentals compared to other areas. This led me to looking out of state and I decided to work with a turnkey provider for my first investment and I have learned a lot more than I did from reading by going through the process of buying and owning a rental. The books give a good foundation, but taking action is where the real learning starts. My post below gives some more details about my property and experience if you are interested.
