Chicago Portfolio Lender

Getting prepped to place a flip into traditional financing...would like to cash it out and re-seed into another flip or a down payment for turn-key property.

From my readings on BiggerPockets this should be done with a Portfolio Lender in a smaller local bank.
Looking for who the BiggerPockets Investors use in the Chicagoland Area?
Would also like to know how to graduate from Hard Money to cheaper rated money with a portfolio lender if someone can point me in the right direction.
