My clients generally pay 6%-8% of the loan amount if they're working with an HML or PML.

-A water heater issue resulted in repeated mismanagement—confusing unit assignments—leading to extra costs to fix the same issue 3 times and on each occasion "more fixes" needed to the water heaters that I plumber said was needed.

This can be very profitable purchase if you can fix whatever issue, but you are making it more difficult by setting a deadline.

A permanent fix rather than just a bandaid. 

I keep a very healthy amount of reserves to avoid using my insurance unless I have a catastrophic issue.
