Just received an email today about a new law  SB1547 which endorses the policy of imposing penalties on landlords for criminal conduct of tenants.

Not sure on fair lending practices and how they apply, but you may want to find an insurer that will offer the E&O with that endorsement on there.  

The title insurance you get has a separate endorsement on it, but the problem is that most lenders will not lend on these properties. 

I would like to find a "runner" that can bid for me with a power of attorney to endorse my cashier's checks but have not found anybody I feel confortable with.
