there are great OREO agents who get bank listings.. you get on their team and you can Fuggedabout wholesalers.. you get for real deals that close LOL.. there seems to be some confusion that there are no agents that work in the distressed asset niche there are plenty you have to find them. and you are not going to wiggle your way into their good graces unless you have money and can close.Just like you guys talk about a great wholesaler just have to find a great agent who knows his or her craft.most of the guys I fund here in Portland get their stuff right off of MLS..

I do believe you need to get used to seeing what a distressed property looks like and then finding the owner, taxes owed, and mailing address for the, because that is very important.

I’m guessing you have a distressed property or distressed seller (from probate or preforeclosure lists) that is behind on payments etc. but that has equity in their home but can’t quite sell it for some reason.

I have been doing some research in Houston (mostly the northwest of the city) and see quite a few opportunities on the MLS (zillow) for distressed properties in need of rehab where the numbers make sense to Rehab, rent & refinance (BRRR).

Or else you open yourself to assumptions by folks.All buyers are left to think is the inside is truly terrible, tenant-owner relationship is bad, or something else which signals this is a distressed property.
